The City of Omaha is seeking a Construction Manager at Risk (CMAR) for the Downtown Soccer Stadium Project, a major new sports facility. - Government Buyer: - City of Omaha, Douglas County Purchasing Department - Assistant Director / Purchasing Agent: Michelle L. Horton - Project Scope: - Construction of a 5,600-seat USL Soccer Stadium at Union Pacific Place, Omaha - Includes sitework, pitch and sports lighting, concourse, seating bowls and canopies, team building/operations, club/suites/pressbox, concession/restroom buildings, and offsite improvements (Loop Road, Stadium Drive, Seward Drive) - Budget: $100 million - Services Requested: - Comprehensive pre-construction services: design meetings, scheduling, budgeting, constructability reviews, BIM coordination, bid document management - Construction management: site logistics, temporary utilities, hoisting, safety, environmental compliance (including embodied carbon reduction), coordination with Owner's contractors - Management of bidding and negotiations with prequalified subcontractors and material suppliers - Establishment of Guaranteed Maximum Price (GMP) - Unique/Notable Requirements: - Mandatory bid bond or acceptable substitute - Compliance with insurance and bonding requirements - Embodied carbon reduction strategies and local economic sustainability program compliance - Detailed proposals required: price, staffing, safety, insurance, sustainability - OEMs and Vendors: - No specific OEMs or vendors named; selection of subcontractors and material suppliers will occur post-award - Product Line Items: - Sitework, pitch & sports lighting, concourse, seating bowls & canopies, team building/operations, club/suites/pressbox, concession/restroom buildings, offsite improvements - Services Line Items: - Pre-construction services, general conditions, construction management, hazardous soil remediation, infrastructure, environmental compliance - Period of Performance: - Pre-construction through substantial completion; site turnover by November 15, early bid packages between November and February, substantial completion by March 31, contract includes milestones and potential option for early release items

The City of Omaha is soliciting proposals from qualified companies to serve as Construction Manager at Risk (CMAR) for the Downtown Soccer Stadium Project.
