DCAMM is seeking a turnkey lease of educational and specialized instructional space in Roxbury for Roxbury Community College. - Government buyer: Commonwealth of Massachusetts, Division of Capital Asset Management and Maintenance (DCAMM), Office of Leasing and State Office Planning, on behalf of Roxbury Community College (RCC). - Space requested: Approximately 25,400 usable square feet; proposals for 21,000–27,000 usable square feet will be considered. - Program areas: Classrooms; Culinary Arts, Smart Building Technology, and Dental Allied Health instructional and laboratory spaces; student support and administrative offices; employer and industry engagement areas; and meeting and conference rooms. - Turnkey delivery: Landlord improvements and buildout must follow the space allocation and finish schedule, including specialty construction, casework and equipment backing, ventilation, utilities, and infrastructure coordinated with RCC-furnished instructional and clinical equipment. Final loads, connections, clearances, and code requirements must be verified against equipment information. - Site and building requirements: 25 parking spaces, including 2 accessible spaces and 2 EV charging stations within the total, plus 1 drop-off space. DCAMM prefers proximity to public transit and major roads. Proposals should address accessibility, life safety, building systems, sustainability, security, and property management. A fully managed premises and gross lease rate are preferred. - OEMs and vendors: No OEMs, commercial vendors, equipment brands, or part numbers are identified; equipment is to be furnished by RCC where specified. - Lease structure: Five-year lease with an option to extend for up to 10 years.
