The tenant agency is the Transportation Security Administration (TSA). - Requirement: Fully serviced office and related space on airport property, totaling 1,430–1,500 ABOA square feet, plus four adjacent reserved surface parking spaces. - Key requirements: 24/7 government access; compliance with fire safety, accessibility, seismic, and sustainability standards; and location outside the 1-percent-annual-chance floodplain. NOTICE OF INTENT TO LEASE SPACE USING OTHER THAN FULL AND OPEN COMPETITION

The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:

Additional Requirements:

The Government must have access to the space 24 hours a day, 7 days a week. Space must be located within the Property boundaries of the Airport. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the “100-year” floodplain).

Expressions of interest must Include:

Building name and address; Contact information and e-mail address of offeror’s authorized representative; ABOA square feet and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA square feet square feet and rentable square feet inclusive of a standard GSA warm-lit shell; Operating costs per ABOA square feet and rentable square feet included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.

The U.S. Government intends to award a succeeding lease using other than full and open competition for an existing lease for the Transportation Security Administration that is expiring in Ewing Township, NJ at the Trenton Mercer Airport.

The Government requires office and related space yielding a minimum of 1,430 ANSI/BOMA Office Area Square Feet and four (4) adjacent parking spaces. The space must be located on airport property, and all services, utilities, partitioning, and tenant alterations (as applicable) must be included as part of the rental consideration.
