Janitorial services and initial deep cleaning for LRWRA Clearwater facilities

Little Rock Water Reclamation Authority is seeking recurring janitorial services and initial deep cleaning for its Clearwater facilities in Little Rock, Arkansas. - Government buyer: Little Rock Water Reclamation Authority (LRWRA), Procurement Department; services at the Clearwater Maintenance Complex also cover Central Arkansas Water (CAW) areas. - OEMs and vendors: No janitorial-product manufacturers, OEMs, or bidding vendors are named. Central Arkansas Water is a facility stakeholder, not an identified contractor. - Services and quantities: The price sheet requests 12 months of monthly service and one initial deep cleaning for each area: - Clearwater Administrative Building (CAB): approximately 12,915 square feet. - Clearwater Maintenance Complex — LRWRA side: approximately 10,400 square feet. - Clearwater Maintenance Complex — CAW side: approximately 8,394 square feet. - Scope: Provide janitorial labor, supervision, training, cleaning products, equipment, and supplies; perform scheduled cleaning of offices, restrooms, kitchens, meeting and shared areas, hallways, entryways, and designated shop and warehouse spaces; care for floors; remove waste and recycling; and replenish specified consumables. Service is generally five days per week. - Notable requirements: Include scheduled six-monthly work in the monthly price, including CWM grout cleaning and spray-buffing tile floors on the CAW side. LRWRA supplies a limited list of consumables for CAB only; the contractor supplies other required materials and equipment. Kitchen dishes and utensils must be washed and dried or loaded into the dishwasher, which must be operated and emptied as needed. Initial deep cleaning is coordinated with LRWRA and CAW. CAB cleaning may not begin before 5:00 p.m. and CWM cleaning may not begin before 5:30 p.m., unless approved. - Qualifications and term: Contractors must have at least five years of relevant janitorial experience, meet applicable Arkansas business-registration requirements, and provide Arkansas State Police-certified background reports; online reports are not accepted. The initial term is one year, with mutual renewals up to a seven-year maximum. Awards may be made separately by location.

Little Rock Water Reclamation Authority seeks proposals and pricing from qualified vendors to provide janitorial services at its Clearwater Administrative Building and Clearwater Maintenance Complex. Services cover both LRWRA and Central Arkansas Water areas at the maintenance complex and include labor, supervision, training, cleaning agents, equipment, and supplies, subject to the specified exceptions for supplies LRWRA provides at the administrative building.
