The project owner is HDP University Senior L.P., a partnership involving Housing Development Partners (HDP) and Wakeland Housing and Development Corporation. - Project: Approximately 99 one-bedroom units in a five- to six-story building at 5202 University Avenue. - Services requested: Preconstruction, construction-phase, and construction-closeout consulting. Work includes trade-level cost estimates, design and schedule reviews, risk analysis, general-contractor selection and bid support, contract administration, change-order and payment-application reviews, budget and schedule monitoring, meeting observations, reporting, and closeout assistance. - Fees: Proposers must provide not-to-exceed fees for preconstruction, construction, and closeout, plus hourly rates for anticipated staff classifications. No quantities or part numbers apply. - Notable requirements: The consultant is advisory only and cannot authorize changes or expenditures, direct the general contractor, modify requirements, or bind the Partnership without prior written authorization.
