Fully Serviced Lease for the VA Kenai Vet Center Outstation

The Department of Veterans Affairs is seeking a fully serviced lease for its Kenai Vet Center Outstation in Kenai/Soldotna, Alaska. - Government buyer: U.S. Department of Veterans Affairs (VA), Veterans Health Administration (VHA), Readjustment Counseling Service (RCS); Network Contract Office 20. The lease contracting officer is Garry Alexander, Realty Specialist. - Lease requirement: One contiguous space of 2,107–2,844 ANSI/BOMA Occupant Area (ABOA) square feet, with no more than 2,987 rentable square feet, plus 20 surface parking spaces reserved for Government use and secured and illuminated. - Facility and services: Lessor provides utilities, janitorial service, basic cable, guest high-speed Wi-Fi, and security-system monitoring and maintenance. The layout includes waiting, education, clinical offices, group rooms, restrooms, kitchen, storage, and support areas. - Build-out and technical requirements: Access control, video intercom, CCTV with 30-day time-lapse recording, intrusion detection, zoned duress alarms, bathroom nurse-call system, sound masking, specified acoustic performance, and CAT 6A cabling. VA-compliant signage requires VA review and approval. Lessor also maintains and periodically replaces specified paint and carpet finishes. - Building compliance: Applicable GSA prelease fire-protection/life-safety evaluations and seismic documentation or certifications are required. Requirements depend on building conditions and include qualified professional evaluation, code compliance, and supporting reports where applicable. - Lease term: 20 years, with 10 years firm. After the firm term, the Government may terminate all or part of the lease with at least 120 days’ written notice. Description

The Government is seeking a minimum of 2,107 to a maximum of 2,844 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) square feet (SF) of contiguous space within the Area of Consideration set forth below. No more than 2,987 Rentable Square Feet. The Government requires 20 surface/outside parking spaces, reserved for the exclusive use of the Government. These spaces must be secured and lit in accordance with the Security Requirements set forth in the Lease.
