Woodbridge seeks development concepts and qualifications for two areas of former Country Club property

The Town of Woodbridge is seeking qualified development partners to propose concepts for two areas of its former Country Club property. - Government buyer: Town of Woodbridge, Connecticut; no sub-agency or office is identified. - Opportunity: Developer expressions of interest and qualifications for approximately 25–30 acres within the former 155-acre Country Club of Woodbridge property, guided by the CCW Master Plan. The Town is seeking concepts, not final purchase offers. - Development areas: - Area 1: Approximately 7 acres along Ansonia Road, envisioned for a low-impact senior cottage community of up to 32 homes, approximately 1,000 square feet each, with a maximum density of 5 dwelling units per acre. - Area 2: Approximately 18 acres along Woodfield Road, including the former clubhouse and surrounding disturbed land. Possible uses include active-adult townhomes, duplexes, low-rise multifamily housing, assisted living, and small-scale hospitality or commercial uses. Concepts include an approximately 40-room boutique inn with spa and banquet space, a restaurant, or a craft brewery/beer garden. Residential development is currently capped at 15 units per acre. - Important requirements and considerations: Residential proposals are expected to include deed-restricted affordable housing. Concepts should address community housing needs, long-term fiscal benefit, context-sensitive design reflecting the rural and agricultural character, and high sustainability and low-impact design standards. Community recreation amenities, such as tennis or pickleball courts or a pool, are encouraged. - Infrastructure and planning: Public water and sewer are available but may require developer-funded replacement or upgrades coordinated with the Town. Proposals should align with the Master Plan and emerging overlay zoning and design guidelines, and explain any proposed departures. - Qualifications requested: Submissions should describe the firm and team, leadership and relevant experience, financial capacity, development concepts for both areas, Master Plan consistency, and at least three comparable completed projects. - OEMs and named vendors: No OEMs or requested product vendors are identified.
