Union County Appraisal and Property Valuation Services

Union County, New Jersey, is seeking qualified appraisal professionals to support property valuation, review, and expert testimony needs. - Government buyer: County of Union, Office of the County Counsel. - Requested service: Appraisal and related specialized services for County-owned and public-entity properties, as well as properties the County may acquire. Work may cover residential, industrial, commercial, historic, and special-purpose properties, including single- and multi-family dwellings. - Key tasks: Conduct fair market value and subdivision analyses; review appraisals and valuation analyses, including highest-and-best-use, market/sales, and replacement-cost analyses; and provide court testimony or expert-witness support as needed. - Qualifications and deliverables: Appraisal reports must be full narrative reports, prepared in accordance with applicable professional standards, and signed by a State Certified Appraiser with an MAI designation. Proposers must demonstrate approval by the NJDEP Green Acres Program and be on the State-approved Green Acres/Open Space appraiser list. - OEMs, vendors, products, and quantities: No OEMs, vendors, product items, part numbers, or service quantities are identified.

Description

The County of Union is requesting proposals from qualified individuals and firms to provide appraisal services and other specialized services to the County. The contract period is January 1, 2027 through December 31, 2027, and one or more firms or individuals may be selected. Proposals are due October 29, 2026, at 11:30 A.M. and must include one original paper copy and one PDF electronic copy on a CD or thumb drive. Addendum 1 amends the indemnification and insurance terms.
