Prepare construction documents for County reviews at 30%, 60%, and 90% design completion. - Coordinate inspections, testing, commissioning, utilities, project reporting, secure cloud-based document management, open-book cost tracking, and closeout documentation. - Notable requirements: Provide third-party life-safety testing and certification for fire alarm, suppression, and elevator systems; verify security-system compliance with County standards; and provide a two-year warranty for new, relocated, and modified work. Description

Yavapai County seeks qualifications from a Design-Build team that includes an appropriately licensed General Contractor and Architect to evaluate and repair an existing building and deliver tenant improvements. The work includes evaluating building and site conditions, identifying deficiencies and their causes, developing corrective designs, and carrying out construction to restore the facility to safe, code-compliant, functional use. The anticipated single contract has three negotiated phases: evaluation, reconditioning, and tenant improvements, with the final phase ending upon issuance of a certificate of occupancy.
