Each optional service is also priced per square foot, with 500,000 square feet annually used for evaluation; these are evaluation assumptions, not guaranteed quantities. - Optional services, separately authorized: QR-code asset tagging; preventive-maintenance schedules; abbreviated accessibility surveys by a current licensed Registered Accessibility Specialist (RAS); retro-commissioning; and ASHRAE Level 1, Level 2, and Level 3 energy audits. - Notable requirements: Preventive-maintenance schedules must use the City’s ISO-based classification structure; ASTM Uniformat is not accepted. QR tags must link to CMMS asset records and contain no embedded data. Accessibility surveys document deficiencies, corrections, and preliminary facility-level budgets. - OEMs and vendors: No OEMs or service vendors are identified. Asset Essentials and Maximo are named as CMMS platforms for compatibility, not as proposed products to purchase. - Contract term: 24 months initially, with up to three optional 12-month extensions at the City’s discretion.
