Stanislaus Council of Governments (StanCOG) seeks design services to turn a former bank teller area into a public boardroom at its Modesto office. - Government buyer: Stanislaus Council of Governments (StanCOG), Project Delivery; the design effort coordinates with the City of Modesto. The solicitation identifies James Hanley, Manager of Engineering, and attachment forms identify Amber Collins. - Requested services: A multidisciplinary architectural and engineering team will verify existing conditions, assess codes, develop design options, plan construction phasing, prepare construction documents, support permitting and bidding, and provide construction administration, closeout, and warranty support. Required disciplines include architecture, structural, mechanical, plumbing, electrical, fire protection, civil, accessibility, and independent cost estimating. - Project requirements: The former teller area is to become a Policy Board chamber for a 16-member board, staff, and the public, with related improvements to adjacent offices. Plans must account for continued building occupancy and possible ongoing committee meetings. At least two chamber options are required at schematic design; independent cost estimates are required at design milestones. StanCOG’s separate IT and audiovisual contractor must be coordinated with. - OEMs and equipment references: Trane and Carrier are named as manufacturers of existing HVAC equipment documented in prior-condition materials—not as new equipment being solicited. The reference materials identify one existing Trane RTU, part number YCF600BELM4B4NF, and one existing Carrier mini split. They also list 11 TV monitors, three fire extinguisher cabinets, and an allowance for a refrigerator, ice maker, dishwasher, and countertop microwave. These are prior-study references, not confirmed purchases under the current design-services solicitation. - Commercial context: No total budget or fixed contract duration is established. Work is authorized phase by phase as funding is confirmed, and not all phases are guaranteed. A prior conceptual construction estimate in the attachments is not the value of this design-services opportunity.
