The U.S. Department of Veterans Affairs is exploring a long-term lease for an urgent care clinic in Northeast El Paso. - Government buyer: U.S. Department of Veterans Affairs; Network Contracting Office (NCO) 17 and RPO West (36C24W). - Requirement: A fully serviced lease for 22,297–22,500 ABOA square feet of contiguous medical office space for a Community-Based Outpatient Clinic Urgent Care facility, plus 100 surface parking spaces. - Space must be on the ground or first floor of one building. - The location must be within the specified Northeast El Paso area bounded by North South Freeway (US 54), Dyer Street to Railroad Drive, 601 Spur, and US 54. - Notable requirements: The space must meet accessibility, safety, security, seismic, sustainability, zoning, and other site requirements; be outside a floodplain; and include operating expenses, utilities, janitorial services, maintenance, and operations. - Existing buildings and new multi-tenant buildings may be considered. A building constructed specifically as a VA-only build-to-suit is not sought. - Term: Up to 20 years, consisting of a 10-year firm term and a 10-year soft term. Estimated occupancy is in Q4 2028. - OEMs and vendors: No OEMs, vendors, or products are named; this is a real-estate leasing requirement.

DESCRIPTION: The VA seeks to lease 22,297 ABOA SF of contiguous space within the Area of Consideration set forth below by the delineated area for medical office space and one hundred (100) parking spaces for use as a Community-Based Outpatient clinic Urgent Care around Northeast El Paso, Texas.  VA shall consider space located in an existing building as well as consider New Buildings being constructed for multi-tenant use and not specifically a build-to-suit for VA use only.

North: North South Freeway (US 54) East:     Dyer Street to Railroad Drive. South:   601 Spur West:     US 54
