The market-survey contact is Sam Culberth. - Opportunity: Modernize electrical, mechanical, HVAC, lighting, grounding, lightning-protection, and related fire-alarm systems at the occupied, 24/7 tower. The estimated project magnitude is $2.5 million–$5 million. - Named manufacturers/OEMs: Trane, Mitsubishi Electric, Johnson Controls, Hitachi, York, Greenheck, Lithonia, and Raycap. The specifications identify a non-availability waiver for Mitsubishi Electric/TRANE mini-split units; the design schedules also identify Trane equipment and the other manufacturers listed here. - Major equipment: HVAC includes AHU-1 and AHU-2, CU-1 and CU-2, ERV-1, DSS-1 through DSS-14, HP-1 through HP-14, temporary AHU-1T, and fans EF-1, EF-2, and SF-1. The design schedule lists one of each named item; broader draft specifications also describe panelboards, wiring, outlets, lighting, AHUs, CUs, boilers, and split-system units without quantities or part numbers. - Notable requirements: Perform the work in phases while maintaining air-traffic operations and mission-critical equipment. Provide temporary and redundant cooling, coordinate access and outages, minimize disruption, commission the systems, modify and test the fire-alarm system, and provide at least two four-hour operations and maintenance training sessions. - Performance period: No contract start date, end date, duration, or option periods are stated. The project includes construction-period temporary systems and commissioning, but no annual subscription is specified.
