USACE is seeking a full-service office lease for an Area Office near Wynne, Arkansas. - Government buyer - U.S. Army Corps of Engineers (USACE), Louisville District. - The attached lease template identifies the Chief, Inleasing Branch, and Real Estate Contracting Officer. - Requirement - Approximately 5,000 rentable square feet in or within 15 miles of Wynne, Arkansas. - Full-service premises, including maintenance, utilities, grounds maintenance, and snow and ice removal as specified in the lease template. The Government is responsible for internet fees. - Exclusive, secure on-site parking for nine Government vehicles, available 24 hours a day, seven days a week. - Term and notable conditions - Lease term may not exceed five years, with Government termination rights. - The template contains placeholder lease dates and allows year-to-year or shorter renewals with written notice; final terms remain unspecified. - The Government may consider alternate space based on availability and overall costs, including relocation, tenant improvements, telecommunications, and agency downtime. - OEMs and vendors - No OEMs, commercial vendors, or specific property owners are named. SOLICITATON FOR OFFER

LOCATION:   Wynne, AR

The U.S. Government currently occupies office and storage space in a building under lease that will be expiring.  The Government is considering alternate space if economically advantageous.  In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.  The Government's desire is for a full service lease for approximately 5,000 rentable square feet of office space for an U.S. Army Corps of Engineers Area Office, for a term not to exceed five (5) years with Government termination rights and located with a defined delineated area; Near or within a 15-mile radius of Wynne, AR 72396.  Exclusive on-site secure parking for (9) government vehicles must be provided on a 24 hour 7 days a week basis.  Offered space must meet Government requirements per the terms of the Government Lease.  Interested respondents may include building owners and representatives with the exclusive right to represent building owners.  Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting exclusive right to represent the building owner with their response to this solicitation.
