USACE Lawrence, Kansas, Fully Serviced Office Lease

The U.S. Army Corps of Engineers (USACE), Kansas City District, is seeking a turnkey office lease in Lawrence, Kansas, with supporting exhibits describing space, building services, and security/build-out specifications. - Government buyer: U.S. Army Corps of Engineers, Kansas City District, Real Estate Division; Department of Defense. Supporting lease clauses reference the General Services Administration (GSA). - Requirement: Approximately 1,600 gross square feet of fully serviced office and related space within Lawrence city limits, for up to five years, with Government termination rights. - Key space requirements: 24-hour unrestricted access; communications infrastructure; direct access to a secondary exterior exit; lighted parking for two Government vehicles; and adequate visitor/private-vehicle parking onsite or within four blocks. The lessor is responsible for alterations and services. Relocation costs may be considered when evaluating alternate space. - Evaluation considerations: Price and technical suitability, including location, layout, parking, and high-speed internet. Description

The US Government currently occupies office and related space in a building under lease in Lawrence, KS will be expiring.  The Government is considering alternate space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.  The amount of square footage needed is approximately 1600 square feet.  Information should be sent to Realty Specialist Madison Orr, at Madison.M.Orr@usace.army.mil, 816-389-3011.
