The Department of Veterans Affairs is seeking proposals for leasing and outfitting up to 5,312 rentable square feet of contiguous clinical office space in Fredericksburg, Virginia, for a Vet Center. - Government Buyer: - Department of Veterans Affairs (VA), Veterans Health Administration, Readjustment Counseling Service, Vet Center - Scope of Lease: - Up to 5,312 RSF of ground-floor office space - Must include vestibule, lobby, restrooms, reception, offices, group counseling room, kitchen, janitor/utility closet, supply/storage room, telecommunications room, and ancillary spaces - Minimum 24 parking spaces required - Space must be accessible and comply with Uniform Federal Accessibility Standards and ADA - Facility and Security Requirements: - Fully serviced lease: janitorial, security, CCTV monitoring, maintenance, basic cable, guest Wi-Fi - Lessor must provide and maintain security system, CCTV, nurse call, and sound masking systems - Telecommunications room: minimum 80 sq ft, 45U network rack, UPS, PDU, bonding system - Independent network switch and IP address for cable TV, Wi-Fi, and security alarm - Post-construction acoustic field study required - Repainting and flooring replacement every 5 years - Exterior Signage: - Must comply with VA Vet Center Exterior Signage Guide - ADA-compliant signage with braille, channel letters preferred - Door decals with clear background, call center number, and slogan - Security Countermeasures: - Employee and visitor access control, securing critical areas, regulatory signage, landscaping, hazmat storage, emergency generator protection, cybersecurity, and more - Equipment and Fixtures: - Cameras (6), monitors (2), card readers (3) specified in floor plan - Services: - Lease, installation, delivery, inspection, repair, and ongoing maintenance - Notable Requirements: - All telecommunications terminate in the dedicated room - Lessor responsible for equipment, installation, software updates, and repairs - Coordination with Contracting Officer’s Representative for signage and installation - No specific OEMs or branded vendors are named; all requirements are for real property, facility outfitting, and integrated systems.

The Department of Veterans Affairs desires to lease a maximum 5,312 RSF of Existing Office space to provide Care to VA patients in Fredericksburg, VA. The space located in the delineated area will have Office space for the functional staff as required. Associated with the primary functions of the space will be necessary patient waiting areas, functional corridors, restroom facilities, conference space, record functions, and staff support areas. Existing buildings or build to suit in the delineated area will both be considered. The space must meet accessibility laws in accordance with 4 CFR 101-19.6, App A (Uniform Federal Accessibility Standards).

VA seeks for the facility to have at least 24 parking spaces for use by VA as a Veterans Center.

The VA seeks a lease term of 20 years.
