Lexington County is seeking bids for select roof replacement and repairs at the Lexington County Judicial Center, managed by Lexington County Building Services. - Scope includes removal and replacement of existing EPDM and metal roofs - Installation of new fully adhered fleeceback PVC/KEE 60 mil roofing membrane (20-year warranty) - Replacement and repair of standing seam metal batten covers and batten-seam metal roof panels (2-year warranty) - Installation of metal flashings, sheet metal trim, wood nailers, steel deck rehabilitation/replacement, and steel plate installation - Complete lightning protection system replacement per UL 96 with certified installer - Allowances specified: - 200 sq ft steel deck rehabilitation - 100 sq ft steel deck replacement - 20 sq ft steel plate installation - 100 linear feet wood nailer replacement - 200 linear feet batten cover replacement - $10,000 contingency - Unique requirements: - Proposal bond (5% of bid), performance and payment bonds (100% of contract value for contracts over $50,000) - Mandatory pre-bid meeting attendance for eligibility - Submission of insurance certificate, non-collusion affidavit, certificate of familiarity, vendor application, W9, and price sheet - 10% retainage on pay applications until final approval - All pricing must include South Carolina sales tax and shipping/freight - Roofing system must carry a 20-year special warranty; contractor must provide a 2-year warranty on workmanship and components
