Rowan-Cabarrus Community College (RCCC) is seeking a Construction Manager at Risk (CMR) for pre-construction services for a new Automotive Building at its North Campus in Salisbury, NC. - Government Buyer: - Rowan-Cabarrus Community College, North Campus - College Environment Division, Department of Planning and Capital Projects - Project Scope: - Pre-construction services for a single-story, 45,000 sq. ft. Automotive Building - Facility includes high-bay automotive bays, autobody shop with paint booth, heavy diesel program space, classrooms, labs, and support areas - Site development and utilities extension included - Products/Systems Specified (Basis of Design): - Allegion (Schlage, Von Duprin, LCN): Door hardware (Schlage Everest R Small Format keying system) - Avigilon: Electronic access control system - IP Configure: Video surveillance system - Notifier: Voice-annunciated fire alarm and mass notification system (expansion of existing system) - APCO: Interior and exterior wayfinding/directional signage - LeisureCraft Holding, LLC: High Point Series site furnishings (benches, trash cans, bollards) - Talk-A-Phone: Interior and exterior emergency phone/camera poles - Services Requested: - Pre-construction services: conceptual design, schematic design, design development, construction documents, cost estimating, constructability reviews, value engineering, and bid package development - Unique/Notable Requirements: - Compliance with RCCC Facilities Design Manual and State Construction Office (SCO) requirements - Sustainable design: PHIUS Passive Building, WELL Building v2, energy efficiency, rooftop and parking lot solar, geothermal HVAC - Advanced security and mass notification systems - Only vendors registered with the North Carolina Electronic Vendor Portal are eligible - Selection criteria emphasize experience with educational facilities, BIM, energy efficiency, and safety planning

This solicitation is for Construction Manager at Risk (CMR) pre-construction services for a new $25,000,000 Automotive Building at Rowan-Cabarrus Community College's North Campus in Salisbury, NC. The project includes the design and construction of one new building, approximately 45,000 square feet, single-story with high-bay spaces, classrooms, labs, and support spaces to expand automotive programs. The scope covers conceptual design, schematic design, design development, and construction documents but excludes construction administration and project close-out. The project will be delivered under a CM at Risk delivery model and must comply with State Construction Office requirements.
