The City of Redondo Beach is seeking a qualified property management firm to oversee its waterfront commercial property portfolio. - Scope includes management of Pier Plaza, International Boardwalk, Fisherman’s Wharf, Kincaid’s, Pier Parking Structure Storage Units, and other properties - Portfolio consists of approximately 60 commercial tenants and 24 storage units - Services required: - Day-to-day operations and maintenance - Lease administration and financial management - Tenant relations and vendor coordination - Environmental compliance (including MS4 NPDES Permit) - Long-term asset stewardship - Properties generate at least $3.6 million in annual revenue - Located within the California Coastal Zone, subject to local, state, and federal water quality regulations - Coordination required with separately contracted Real Estate Brokerage and Marina Operations Management firms - Property management firm will not handle brokerage or marina operations - Agreement is for an initial three-year term with an option to extend - Proposals may be submitted individually or bundled with related services for efficiency
