Description
The U.S. Government is seeking expression of interest for existing leased commercial warehouse and secured wareyard space. This notice is for market research and planning purposes only. It does not constitute a formal Request for Proposal (RFP).2.0 SPACE REQUIREMENTS. In making the determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through necessary space alterations/tenant improvements, and telecommunication infrastructure.
Delineated Area: To be considered, the offered property must be located within the boundaries defined in the attached market survey map.
Warehouse Minimum SF (ABOA): 5,000 sq ft.
Warehouse Maximum SF (ABOA): 6,000 sq. ft.
Warehouse Overhead Doors: Minimum of two (2) drive- in doors with a minimum size of 12’x12’.
Space Type: Storage (primary)
Parking Spaces: 6
Secured fenced Wareyard Minimum sf: 39,000 sf
Secured fenced Wareyard Maximum sf: 45,000 sf
Leased Term: 20 Years
Firm Term: 15 Years
Termination Rights: The Government shall have termination rights after the initial 15- year firm term upon 120 days’ written notice.

Expressions of interest should include the following information, at a minimum:
Building Name and address Amount of warehouse SF and secured yard SF available. Building floor plans, site plans, and specifications showing overhead door dimensions. Confirmation of 6 available parking spaces. Evidence of ownership or authorization to represent the property owner. Estimated rental rate per square foot (fully serviced or triple net breakdown). Name, address, phone number, and email address of authorized contact.

The offered space and site must meet all Federal, State, and Local building codes, fire/life safety standards, and environmental regulations. The secured yard must feature appropriate fencing, lighting, and access control (gate) systems suitable for Government security protocols. The building must be accessible 24/7/365. The Government prefers column spacing and ceiling clear heights that optimize material handling and storage efficiency. A Government standard lease document will be used for the transaction.
Properties located in a 100 year floodplain will not be considered. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. The site shall have convenient and well-maintained vehicles access for employees.
