The City of Omaha is seeking a Construction Manager at Risk (CMAR) to oversee the development of a new 5,600-seat USL Soccer Stadium in downtown Omaha. - Government Buyer: - City of Omaha, Douglas County Purchasing Department, Human Rights and Relations Department - Project Scope: - CMAR services for stadium construction, enabling infrastructure, site work, hazardous soil remediation, and related amenities - Comprehensive pre-construction and construction management, including scheduling, budgeting, constructability reviews, BIM coordination, bid document management, and coordination with the design team - Management of bidding and negotiations with prequalified subcontractors and material suppliers - Excludes roadway construction for Stadium Drive, Seward Street, and the Loop Road (handled separately) - Notable Requirements: - Compliance with the City of Omaha's Economic Sustainability Program (ESP), including annual plans, SEB participation, workforce development, and youth engagement in economically distressed census tracts - Embodied carbon reduction strategies and environmental compliance - Safety, insurance, bonding, and responsible contractor forms - Quarterly ESP updates and penalties for non-compliance - Coordination with Owner's separate contractors - No specific OEMs or vendors are named; CMAR will coordinate with prequalified subcontractors - Estimated project budget is $100 million - Period of performance covers pre-construction through substantial completion, with milestone dates and potential option years
