Roof Replacement Project at Lone Star College Montgomery-University Center

• The Lone Star College System (LSCS) is seeking competitive proposals for a comprehensive roof replacement at its Montgomery-University Center campus in Texas.
• Scope of work includes:
  • Complete removal of the existing roofing system down to the lightweight insulating concrete deck
  • Repair of the roof deck as needed
  • Installation of a new two-ply modified bitumen membrane roofing system
  • Successive layers of polyisocyanurate insulation and cover board set in foam adhesive
  • Installation of sheet metal edge flashing, coping and cap flashings, counter flashings, preformed metal wall panels, expansion joint material, walk pads, and pipe supports
  • Coordination and modification of rooftop utilities, mechanical, electrical, and plumbing (MEP) systems
  • Removal and reinstallation or replacement of the lightning protection system
  • Removal of abandoned penetrations and roof deck repair
  • Raising curbs and equipment to achieve minimum flashing height
  • Permitting, testing, inspections, and closeout services
• Contractors must provide all labor, materials, equipment, supervision, and warranties (manufacturer and contractor) for a complete, watertight roofing assembly
• Estimated project budget is $1,000,000
• Mandatory pre-proposal site visit required for all bidders
• No specific OEMs or vendors are named; the solicitation is open to qualified roofing manufacturers and contractors
• The contract is effective for one year from award, with automatic renewal for up to two additional one-year terms unless notice is given
• Project must comply with applicable standards and is subject to liquidated damages for delays
