(dehumidification units) - Schwank (radiant tube heaters) - Ventmaster (exhaust fans) - Nederman (vehicle exhaust systems) - LG, Daikin, Moovair, Panasonic, Samsung (ductless split units) - Lennox, van-EE (furnaces, HRVs) - Bradford White, John Wood (hot water heaters) - Ouellet, Rosemex (electric heaters) - Viessmann, Volcano, Camus (boilers) - Armstrong, Grundfos, Wilo (circulating pumps) - Berg (ice plant chiller) - Products/Services Requested: - Preventative maintenance, inspection, testing, troubleshooting, repair, replacement, and emergency response for HVAC, refrigeration, and mechanical systems - Service and maintenance for a wide variety of equipment, including: - Air handling units, chillers, boilers, heat pumps, exhaust fans, ductless split units, radiant tube heaters, ERVs, dehumidification units, circulating pumps, hot water heaters, and ice plant chillers - Specific part numbers and quantities for major equipment (see line items) - Annual and deep cleaning, filter replacement, belt and pulley checks, lubrication, electrical and operational checks, refrigerant leak checks, burner calibration, and fan motor replacement - Unique/Notable Requirements: - Responsibility for one fan motor replacement per unit over the contract term - Annual refrigerant leak checks and deep cleaning scheduled for specific years - Mandatory COVID-19 vaccination for onsite personnel - Multi-year contract with recurring spring and fall maintenance, and some equipment under warranty until 2033 - Time-and-materials (T&M) provisions for additional repairs - Compliance with safety, security, and environmental standards - Service covers a large and diverse inventory of equipment across multiple city facilities

Description

The City of Fredericton is seeking proposals from qualified and experienced firms to provide preventative maintenance, inspection, testing, troubleshooting, repair, replacement, emergency response, and related HVAC services. These services cover heating, ventilation, air conditioning, refrigeration, and associated building mechanical systems located throughout Local Government facilities. The goal is to support the safe, reliable, and efficient operation of HVAC and mechanical systems across the Local Government's facility portfolio.
