San Bernardino County is seeking proposals for the lease of office and program space to support the Department of Children and Family Services (CFS). - Buyer: San Bernardino County Real Estate Services Department, for Children and Family Services - Facility requirements: - Minimum of approximately 40,000 rentable square feet - Located within the City of San Bernardino or surrounding communities - Must accommodate child protective services investigations, family visitation and supervised contact rooms, social worker offices and workstations, client interview rooms, reception and waiting areas, conference and training rooms, secure file and records storage, and administrative support areas - Safe, trauma-informed, and professional environment for staff, children, and families - Parking ratio of 9 spaces per 1,000 square feet - Lease term: - Minimum of ten years, maximum of twenty years - Options to extend subject to mutual agreement and Board approval - Specialized requirements: - Compliance with California prevailing wage and public works apprenticeship regulations - Tenant improvements and facility delivery schedules must be addressed in proposals - Proposers must demonstrate financial capacity and compliance with applicable codes - No specific OEMs or vendors are named; opportunity is open to qualified property owners, landlords, and developers - Prevailing wage requirements apply to any construction or maintenance work performed under the lease

San Bernardino County is requesting proposals from qualified property owners, landlords, and/or developers for the lease of office and program space suitable for the Department of Children and Family Services (CFS). The facility must accommodate CFS operations including child protective services investigations, family visitation and supervised contact rooms, social worker offices, client interview rooms, reception and waiting areas, conference and training rooms, secure file and records storage, and administrative support areas. The proposed facility should be located within the City of San Bernardino or surrounding communities and provide a safe, welcoming, and professional environment. The lease term is expected to be a minimum of ten years and a maximum of twenty years, with options to extend subject to mutual agreement and Board approval.
