The City of Santa Rosa is seeking bids for the replacement of HVAC and building automation systems at its Transit Operations Building. - Government Buyer: - City of Santa Rosa, Department of Transportation & Public Works, Purchasing Section - OEMs and Vendors: - Carrier (specified for rooftop HVAC units) - Johnson Controls (specified for Building Management System) - Products/Services Requested: - Two Carrier rooftop HVAC units (models RM-016 and RM-007) - Johnson Controls Building Management System (BMS) with network controllers, sensors, actuators, programming, graphics, alarms, scheduling, trending, and remote monitoring - Demolition and legal disposal of existing Carrier VVT control system and rooftop units - Ductwork modifications, including removal, replacement, repair, sealing, insulation, and airflow rebalancing - Testing, Adjusting, and Balancing (TAB) by an independent certified firm - Equipment startup and commissioning by manufacturer-authorized personnel - On-site training for City maintenance staff - Comprehensive closeout documentation (as-builts, warranties, reports, O&M manuals) - Optional bid item for duct cleaning (mechanical brushing, vacuum, photographic documentation) - Unique/Notable Requirements: - All BMS installation and programming must be performed by factory-authorized Johnson Controls personnel or an approved representative - Contractors must hold a valid C-20 HVAC Contractor's License, be registered with the California Department of Industrial Relations, and comply with prevailing wage requirements - Coordination required to minimize disruption to transit operations - One-year warranty on all labor, installation, controls, and workmanship - Compliance with all federal, state, and local codes
