The City of Omaha is seeking a Construction Manager at Risk (CMAR) to oversee the development of a new 5,600-seat USL Soccer Stadium and related infrastructure in downtown Omaha. - Government Buyer: - City of Omaha, Douglas County Purchasing Department, and Human Rights and Relations Department - Project Scope: - Construction of a new soccer stadium, enabling infrastructure, and related amenities at 1101 Izard, Union Pacific Place - Project budget is $100 million - CMAR will provide comprehensive pre-construction and construction management services - Includes project scheduling, budgeting, constructability reviews, BIM coordination, bid document management, and subcontractor coordination - Responsible for establishing a Guaranteed Maximum Price (GMP) and managing all construction phases - Management of site logistics, temporary utilities, hoisting, safety, and environmental compliance (including embodied carbon reporting) - Coordination with Owner’s separate contractors and multiple subcontractors - Notable Requirements: - Compliance with the City’s Economic Sustainability Program (ESP), including annual plans, quarterly reporting, and workforce inclusion efforts targeting economically distressed census tracts - Participation of Small and Emerging Small Businesses (SEBs), workforce development, and youth engagement initiatives - Adherence to anti-bribery compliance for subcontractors - Submission of bid bond, insurance, and performance bond - Emphasis on sustainability and embodied carbon reduction strategies - No specific OEMs or vendors are named; subcontractor selection will occur post-award - Opportunity is open to qualified construction management firms capable of fulfilling all outlined obligations
