Building Automation System Replacement and Upgrade Department of Veterans Affairs Louis A. Johnson VA Medical Center GENERAL DESCRIPTION: The Louis A. Johnosn VAMC requires the replacement and upgrade of the existing Building Automation System (BAS). The project shall include complete removal of the outdated and proprietary BAS and installation of a new, fully open, non-proprietary platform that provides comprehensive monitoring and control of the facility s HVAC systems, chiller & boiler plants, and other mechanical systems.

The intent is to ensure future expandability, interoperability, and owner control without reliance on proprietary software or licenses. GOALS and OBJECTIVES: Remove the existing proprietary supervisory controllers and replace them with non-proprietary supervisory controllers. Remove the existing Metasys ADX server and replace it with a non-proprietary server. Integrate all critical HVAC equipment including boilers, chillers, air handlers, VAVs, exhaust fans, and terminal units. Ensure real-time monitoring, trending, alarming, scheduling, and system optimization Minimize operational disruption and ensure seamless transition
