The City of Santa Ana Public Works Agency is seeking multiple qualified firms to provide On-Call Right of Way Specialty Services across five key areas. - Government Buyer: - City of Santa Ana, Public Works Agency (Office: M-36) - Scope of Services: - Acquisition & Relocation: Good faith negotiations, escrow coordination, relocation advisory, claim preparation, eviction notices, and condemnation support - Property Management: Lease administration, rent collection, eviction services, property maintenance, security, utility coordination, and tenant liaison - Property Appraisal: Appraisal reports for full/partial acquisitions (residential, commercial, industrial, easements), review appraisals, compliance with state laws and USPAP - Business Goodwill Appraisal: Loss of goodwill appraisals for negotiations and condemnation, budgetary estimates, expert testimony - Furniture, Fixtures, Machinery & Equipment (FFME) Appraisal: Inventory and valuation of business fixtures and equipment, coordination with other appraisers - Contract Structure & Value: - Initial term of one year, with up to four one-year extensions (maximum five years) - Multiple firms may be selected per specialty area - Contract maximums range from $200,000 to $600,000 per specialty area - Vendor Requirements: - Firms must have at least five years in business and three years of recent, relevant experience - Specific licensing and experience required for each specialty area - Notable Requirements: - Compliance with state laws, USPAP standards, and city certifications - Notarized certifications and detailed fee schedules required - OEMs: - No Original Equipment Manufacturers (OEMs) are specified, as this is a professional services procurement

Description

The City of Santa Ana is seeking qualified Right of Way Specialty firms to provide On-Call Property Management services on an as-needed basis. The contract term is initially one year with the possibility of four one-year extensions, not to exceed five years total. Contractors must have been in business continuously for the past five years and have at least three years of recent experience performing similar services. Proposals must be submitted electronically and five hard copies delivered to the Public Works Agency drop box by the specified deadline.
