Description

The City of Charleston is soliciting proposals for Architect of Record services for Project 3500, the largest affordable housing initiative in Charleston's history. The project targets 3,500 net new affordable housing units by 2032 on over 100 acres of land on and near the historic peninsula. The scope includes finalizing housing designs and site plans from the City's Affordable Housing Design Charrette, advancing designs through development and construction documents, managing regulatory approvals, and providing full construction administration. The solicitation covers two offerings: Eastern Peninsula and Western Peninsula, each with a primary site and optional alternate sites. Mandatory pre-proposal site visits are scheduled for August 24, 2026, and questions are due by August 28, 2026.
