Cherokee Nation Businesses is seeking qualified General Contractors for the Williams Center Towers I & II Penthouse Roof Overlay Project in Tulsa, Oklahoma. - Government Buyer: - Cherokee Nation Businesses, L.L.C., Property Management division - Project Scope: - Installation of two complete roof overlay systems at the penthouse roofs of Williams Center Towers I & II - Base bid: Mechanically fastened TPO (thermoplastic polyolefin) membrane roofing system, minimum 60mil thickness, with coverboard - Bid alternates: - PVC or EPDM membrane roofing systems as alternatives to TPO - Extension or replacement of the existing roof access ladder to meet OSHA and local code requirements - Complete removal and replacement of the lightning protection system - OEMs and Vendors: - Johns Manville (roofing and insulation materials) - OMG (roofing fasteners) - Products & Quantities: - Two roof overlay systems (TPO membrane, 60mil minimum, with coverboard) - Insulation (Johns Manville ISO) - High load fasteners (OMG brand) - Lightning protection system (removal/replacement) - Roof access ladder (extension/replacement) - Services: - All labor, materials, equipment, supervision, coordination, transportation, protection, inspections, and documentation for installation - Removal, storage, reinstallation, and certification of the lightning protection system - Field verification of site conditions - Notable Requirements: - Roofing system must be manufacturer-approved and eligible for a minimum 20-year No Dollar Limit (NDL) warranty - Strict compliance with Cherokee Nation Tribal Employment Rights Office (TERO) regulations - Mandatory pre-bid meeting - Work to be performed with minimal disruption to building occupants - Coordination with roofing and lightning protection system manufacturers - TERO certification required for preference consideration

Cherokee Nation Businesses and Cherokee Nation Property Management are seeking qualified and experienced General Contractors to furnish all labor, materials, equipment, supervision, coordination, transportation, protection, inspections, and documentation necessary to install two complete roof overlay systems at the penthouse roof areas of both Williams Center Towers. The project includes a base bid for a mechanically fastened TPO membrane roof overlay system and alternates for ladder extension and lightning protection system replacement. Bidders must comply with Cherokee Nation Tribal Employment Rights Office (TERO) regulations and attend a mandatory pre-bid meeting.
