The Department of Veterans Affairs (VA) is conducting market research to seek capable sources classified and registered as either Service-Disabled Veteran Owned Small Business (SDVOSB) or Veteran Owned Small Business (VOSB) interested in leasing space. To be considered as SDVOSB or VOSB, the offeror must be registered and verified in the Dynamic Small Business database at the time of submission and prior to contract award (https://dsbs.sba.gov/search/dsp_dsbs.cfm). The space can be in an existing building or a building under construction for multi-tenant use, not specifically build-to-suit. ABOA is defined as the space remaining after deducting common areas, lessor areas, and non-programmatic areas from rentable square feet. VA will provide detailed definitions if a solicitation is issued. Lease Term: Up to 20 years Delineated Area: Properties must be within the following boundaries or front on these lines: North Boundary: Calkins Road South Boundary: Miller Rd East Boundary: S. Ballenger HWY West Boundary: Linden Rd The attached map clarifies these boundaries. Additional Requirements: Offered space shall be on a single floor, ground level or first floor. Existing space in a single tenant building is preferred. Bifurcated sites, including parking, are not permissible. Space configurations with atriums, extremely long or narrow spaces, irregular shapes, or other adverse features will not be considered. Column size shall not exceed two feet square; space between columns/walls shall be at least twenty feet. Space shall not be in a 1-percent-annual-chance floodplain. Space shall be zoned for VA's intended use. Proximity to incompatible uses (liquor stores, cannabis dispensaries, treatment centers, correctional facilities, firearm sales, railroads, flight paths) disqualifies space. Proximity to residential or industrial areas disqualifies space. Spaces with apartment or living quarters within the same building are not considered. Space must be near amenities like restaurants, hotels, pharmacies, and shopping. Accessible to major roadways with multiple routes of travel. A subway, light rail, or bus stop should be within walkable distance (not exceeding 2,640 feet). Structured parking under the space is not permissible. Space must meet federal and local safety, security, accessibility, seismic, and sustainability standards. A fully serviced lease is required. Space must be compatible with VA's intended use.
