The City of Capitola is seeking qualified development teams for a public/private partnership to design, finance, construct, operate, and maintain a new restaurant and fishing concession marketplace on the Capitola Wharf. - Government Buyer: - City of Capitola, Community and Economic Development Department - Project Scope: - Comprehensive development and management of a year-round restaurant with dining, kitchen, bar, and entertainment areas - Fishing concession marketplace including bait and tackle shop, boat rentals, sales, repairs, and water taxi service - Management of up to 50 moorings - Integration of public amenities such as restrooms and a lifeguard station - Compliance with city and coastal permitting processes - Delivery Model: - Public/private partnership under a long-term lease structure - Proposer responsible for all aspects: design, full financing, construction, operations, and maintenance - Requirements: - Proposals must address public access, coastal compatibility, operational plans, and demonstrate financial capacity and relevant team qualifications - 10-year financial pro forma required - Proposers encouraged to present alternative concepts to the Fuse Architecture master plan - No specific OEMs or vendors are named in the solicitation - Notable: The project is guided by a conceptual master plan but allows for alternative proposals, and requires management of both restaurant and marine operations

The City of Capitola is soliciting proposals for the design, financing, construction, operation, and maintenance of a restaurant and fishing concession marketplace development on the Capitola Wharf. This project will be delivered through a public/private partnership with a long-term lease agreement.
