Description
This combined synopsis/solicitation for services is prepared in accordance with the format in subpart 12.6 of the Federal Acquisition Regulation (FAR) as supplemented with additional information included in this notice. This synopsis/solicitation is being advertised as Small Business Set-Aside only. This announcement constitutes the only solicitation; no separate written solicitation will be issued. The solicitation number is 70Z028-26-Q-D7HVAC.
This requirement is for a firm fixed price services contract. The contract will be awarded using simplified acquisition procedures in accordance with FAR part 13.

When submitting your proposal, request a price breakdown of the following:
1. HVAC Preventative Maintenance Service Plan (Includes 12 monthly PMs, 4 emergency/service visits, and all MERV 11 filters/consumables in accordance with the SOW)
2. Emergency 1st Responder Repairs (Overtime/After-Hours/Weekends. Standard rates apply; Not-To-Exceed (NTE) $2,000 per incident without CO approval)
Pricing for each year:
Base Year: 01 August 2026 – 31 July 2027 Option Year 1: 01 August 2027 – 31 July 2028 Option Year 2: 01 August 2028 – 31 July 2029
3. Vendor UEI and Cage Number
Contract will be awarded to the vendor who can perform the work outlined in the provided Statement of work in the time frame needed by unit.
Anticipated award date: 05 business days after close of solicitation. Quotes are to be received no later than close 0800 31 July 2026.

Scope of Work: The Contractor shall provide all labor, tools, equipment, materials, and supervision necessary to provide preventative maintenance and emergency support services for nine (9) Air Conditioning units located on Decks 5 & 8 of the Brickell Federal Plaza Building at 909 SE 1st Ave, Miami, FL 33131.
Period of Performance: Performance of work is expected to commence within 5 days after the award.
Site visit: It is highly recommended and encouraged that a site visit is performed at the Unit to verify the requirements within the PWS and speak with the unit POC for this maintenance service.

Invoicing & Billing
Invoicing must be submitted monthly in arrears via the Invoice Processing Platform (IPP) (https://www.ipp.gov). The contractor shall not exceed the monthly fixed-price invoicing amount without prior written authorization from the Contracting Officer.
