The City of Lakeland, through Lakeland Electric, is seeking qualified general contractor firms to provide Construction Manager at Risk (CMAR) services for a new two-story administration building addition at the McIntosh Power Plant Unit 5. - Government Buyer: - City of Lakeland, Lakeland Electric, LE - Production - MPP - Project Scope: - Construction of an approximately 11,100 sq ft, two-story administration building addition - Spaces include offices, conference rooms, laboratories, kitchen, mechanical/electrical, and support areas - Modifications to the existing building for second floor egress and an elevated breezeway connection - Services Requested: - Comprehensive CMAR services, including pre-construction (design coordination, cost estimating, bidding, GMP proposal) and construction (general contractor responsibilities, scheduling, quality control, safety compliance, reporting, project close-out) - Requirements: - Minimum 10 years of experience managing similar public safety or administration building projects - Compliance with Florida Building Code (FBC), International Fire Code (IFC), National Fire Protection Association (NFPA) standards, and other relevant codes - Construction to occur during regular business hours (Monday through Friday) - Strict adherence to safety and regulatory standards - OEMs and Vendors: - No specific OEMs or vendors are named; equal or better equipment and alternate bids may be considered - Unique/Notable Requirements: - Guaranteed Maximum Price (GMP) contract structure - Experience with public sector and safety-related construction projects is mandatory

Lakeland Electric, a division of the City of Lakeland, is seeking qualified licensed general contractor firms to provide Construction Manager at Risk (CMAR) services for the construction of a new two-story administration building at the McIntosh Power Plant in Lakeland, Florida. The project includes all site work, building construction, and modifications to connect the new addition to the existing building. The building will be approximately 11,100 square feet and include private offices, conference rooms, laboratories, kitchens, mechanical/electrical rooms, restrooms, and a breezeway connection. The firm must have at least ten years of experience managing similar public safety projects and comply with all relevant codes and regulations.
