Argonne National Laboratory, operated by UChicago Argonne, LLC under the Department of Energy, is seeking a contractor for comprehensive building maintenance mechanical and electrical services. - Government Buyer: - Argonne National Laboratory (DOE) - UChicago Argonne, LLC (operator) - Building Maintenance Department - Scope of Services: - Commercial mechanical, electrical, and repair maintenance for existing building systems - Includes HVAC, plumbing, electrical repairs, replacements, troubleshooting, testing, adjusting, calibrating, and restoring equipment - Labor, materials, and equipment provided by contractor's in-house personnel; no subcontracting of core tasks - Coordination of OEM service calls and specialized services (HVAC air balancing, vibration analysis, sheet metal) as needed - Excludes new construction, expansions, or system upgrades - Notable Requirements: - Strict compliance with Argonne Terms and Conditions, including safety certifications, insurance with specific language, and high-risk job safety analysis - Environmental and refrigerant management, counterfeit part controls, and rigorous site access protocols - Offerors must submit published price lists or redacted invoices to support pricing - Maintenance work authorized via task orders across the ANL campus - Period of Performance: - Base year plus two one-year option periods (total up to three years) - No specific OEMs or part numbers are named; scope covers a wide range of building systems and components - Pricing and detailed requirements are provided in attached documents (Statement of Work, Price Schedule, Terms and Conditions)

Instructions for High-Risk Service on the Argonne Site The following must be completed and returned for the instructions:

Completed High-Risk Job Safety Analysis Form, ANL-209H, is to be sent to the Argonne Procurement Representative, Jazlyn Mangis via e-mail at jmangis@anl.gov. Insurance Certificate as noted in Section Three (3) of Form ANL-366H is to be sent to the Buyer, Jazlyn Mangis via e-mail at jmangis@anl.gov and shall provide by appropriate language that The UChicago Argonne, LLC, The University of Chicago and the US Government are additional insureds; that the insurance afforded by such policies is primary insurance and, that all rights of the insurer for contribution from other insurers of The UChicago Argonne, LLC, The University of Chicago and the US Government are waived. Please make sure the Certificate Holder name is UChicago Argonne, LLC operator of Argonne National Laboratory.

Proposal will be considered incomplete if any of the requested information, listed below, is not provided.
