Description

This project is for the maintenance of all 14 door and gate systems at the properties of the U.S. Tri-Mission, Vienna. It covers all required inspection and maintenance services to ensure the safe and uninterrupted operation of the systems on a permanent basis. 

In accordance to this scope of work, Contractor shall furnish all labor, materials, supervision, equipment, insurance, taxes, overhead and all things and services necessary to complete the work required.

The contractor performs systematical inspections and services of doors and gates considering ÖNORM B 1205, EN 13241-1 and supplies regulations (Arbeitsmittelverordnung) respectively DIN EN 12604, 12453, 12445, 12635 and vendor-specific specifications. The contractor, as a specialized company, checks, cleans and maintains (smudges), all existing or newly delivered, fixed (static), movable (dynamic), mechanical, electrical, electromechanical, hydraulic and electronic components and safety related components.

The work involve, but is not limited to: - Examine for function, damages and adjustment of the entire system including safety equipment - Adjusting and cleaning the surfaces and lubricate sliding surfaces - Check the correct motion and control processes - Entry of the results into a test log - Preferential treatment at malfunctions - Check the leafs and leaf-fills including associated sealing, hinges, hangers, wicket doors, e.g. for its condition, fixing and wear as well as corrosion - Check the drive motor for mounting/ corrosion and check the cage for leaks - Check condition of electrical wiring and connections, the protection of the piston and the oil quality - Functional testing and adjustment of the braking effect, of the emergency release for manual operation and the limit switch - Functional testing of switchgear, control and safety devices and adjusting them - Status and function tests of the equipment for securing of pinching and shearing points such as pressure sensitive pumpers, force limiters (measurement), dead mans control, contactlessly acting safety equipment and covers - Check the safety distances between the movable door leafs and fixed parts of the environment - Hinges, cone and cup assembly, locks, drive mechanism need to be cleaned of dirt and paint, adjusted, lubricate and make it perfectly easily movable - Supervise of the oil level within the drive of the drive mechanism - Testing and cleaning of the stearing unit and controller - Sustainable cleaning of the named components of dirt origination from every day operation The Contractor must provide a written service report for each visit – a draft should be left with the Embassy - at the time of the service and a final report sent to Facilities/FAC, COR via e-mail within two weeks after the date of service.

The U.S. Government intends to award a contract to the responsible company submitting an acceptable offer at the lowest price.  We intend to award a contract based on initial quotations, without holding discussions, although we may hold discussions with companies in the competitive range if there is a need to do so.
