The University of Minnesota is seeking professional architectural and engineering (A&E) design services for the comprehensive renovation and repurposing of Diehl Hall, a 199,273 sq ft, six-story laboratory and office building on the Twin Cities campus. - Government Buyer: - University of Minnesota, Board of Regents, Capital Project Management - Project Scope: - Full interior gut and remodel of all floors - Replacement of all mechanical, electrical, and plumbing (MEP) systems - Upgrades to fire suppression and life-safety systems - Building envelope improvements, including roof and window replacements - Code and accessibility upgrades - Furniture, furnishings, and equipment (FF&E) design - Energy modeling to meet Minnesota B3 Guidelines and SB2030 Energy Standard - Technology/audio-visual engineering, hazardous material abatement assessment, elevator analysis, and programmatic planning for the School of Public Health - Services Requested: - Predesign (including programming and cost estimating) - Schematic design, design development, construction documents - Bidding/negotiation and construction administration - Stakeholder engagement and GMP determination at end of design development - Notable Requirements: - Multidisciplinary design team with expertise in interior design, technology/AV, fire protection, acoustics, energy modeling, hazardous material abatement, and elevator systems - Compliance with University Building Standards, Design Guidelines, and applicable codes - Sustainable design per Minnesota B3 and SB2030 standards (Net Zero operational carbon not required, but energy minimization is) - No new paging, digital signage, or room booking systems required - Estimated construction cost: $120 million - Contract Structure: - Initial contract for predesign phase, with amendments for subsequent phases - Fixed, lump sum fee for services

The University of Minnesota is procuring professional design services for the strategic renovation of Diehl Hall, a six-story building originally constructed in 1958 and expanded in 1963. The project scope includes a full interior gut and remodel, replacement of mechanical, electrical, and plumbing systems, fire suppression and life-safety system upgrades, building envelope improvements including roof and window replacements, and code and accessibility upgrades. The design services cover all phases from predesign through construction administration, including furniture, furnishings, and equipment design. The estimated construction cost is $120,000,000.
