The U.S. General Services Administration (GSA), Public Buildings Service, is seeking design-build services for the replacement and modernization of fire alarm control systems at Denver Federal Center Buildings 810, 67, and 94 in Lakewood, Colorado. - Government Buyer: - U.S. General Services Administration (GSA), Public Buildings Service - OEMs and Vendors: - Edwards (manufacturer of EST-3 and EST-4 fire alarm systems) - Silent Knight (existing fire alarm system in Building 810) - Products/Services Requested: - Replacement of existing Edwards EST-3 fire alarm control panels and graphic annunciators with new Edwards EST-4 fire alarm control systems (part number: EST-4) - Fire alarm system printer - Surge protective devices (SPDs) for all fire alarm control panels - Design-build services including engineering, design, programming, demolition, installation, integration, testing, commissioning, and project closeout - Integration with existing Silent Knight system in Building 810 - Fire protection engineering services (third-party witnessing of acceptance testing and inspections) - Fire watch services during system changeover - Unique/Notable Requirements: - All work must be performed in occupied federal facilities with continuous life safety protection and minimal disruption to operations - Compliance with NFPA 70 and NFPA 72 codes - Hazardous material surveys and commissioning required - Outage coordination, fire watch planning, smoke control integration testing, and detailed project closeout documentation - Firm fixed-price contract - 180-day period of performance, including design, construction, and closeout phases

Description

Denver Federal Center (DFC) – Buildings 810 (CO0624AA), 67 (CO0627AA), and 94 (CO0660AA). This requirement provides Design-Build services for replacement and modernization of the existing Edwards EST-3 fire alarm control systems with new Edwards EST-4 fire alarm systems. Scope includes engineering, design, programming, demolition, installation, integration, testing, commissioning, and closeout services associated with replacement of existing fire alarm control panels, networked sub-panels, CPUs, network cards, amplifiers, power supplies, NAC power supplies, and associated fire alarm equipment required to maintain system functionality and code compliance. Work also includes integration of the new EST-4 system with the existing Silent Knight fire alarm system serving portions of Building 810. Additional services include NFPA 72 compliant shop drawings, outage coordination, fire watch services during impairments, smoke control integration testing, acceptance testing, third-party witnessing services, and project closeout documentation. All work shall be performed in occupied federal facilities while maintaining continuous life safety protection and minimizing disruption to operations.
