Sarpy County BAS and Temperature Control System Upgrades (Phase 1)

Sarpy County is seeking a contractor to upgrade temperature control systems and implement a Building Automation System (BAS) overlay at three key facilities in Papillion, Nebraska. - Government Buyer: - Sarpy County Purchasing Department - Facilities: Courthouse/Administration Building, 1102 Building, Law Enforcement Center - OEMs and Vendors: - Distech (BAS and controls) - Woodman Controls (BAS and controls) - Cerris Systems (BAS and controls) - LG (Variable Frequency Drives) - Trane (existing chiller) - Products/Services Requested: - Complete removal of existing temperature control systems (sensors, wiring, controllers, actuators) - Purchase, installation, and programming of new temperature control systems - Integration of new systems into a BAS overlay - Replacement of all actuators - Supply and installation of VFDs (drive-only, no bypasses) - Integration with existing Trane chiller (model RTAA 1254 XT01 A3C0 JGKN BF) - Commissioning participation (testing, adjusting, balancing) - Miscellaneous electrical and construction work - Unique/Notable Requirements: - No wireless controls permitted; all controls must be hardwired - All work must be coordinated to minimize downtime in occupied buildings - Sarpy County will provide required servers (hardware or virtual) for the BAS - Mandatory pre-bid meeting for all bidders - Single contractor award for all three sites

Sarpy County is seeking a qualified contractor for a building automation system (BAS) project involving temperature control upgrades at multiple sites in Phase 1. The project includes the purchase, installation, and testing of new temperature control systems for three buildings, as well as a BAS overlay to integrate these buildings. The scope involves removal of existing systems, installation and programming of new systems, participation in commissioning, testing, adjusting, and balancing of select equipment, and miscellaneous electrical and construction work. The project locations include the Courthouse/Administration Building, 1102 Building, and Law Enforcement Center in Papillion, NE.
