McHenry County is seeking a qualified General Contractor to perform interior renovations at 400 Russel Court, Woodstock, IL under a Master Services Agreement. - Government Buyer: - McHenry County, Facilities Management, Procurement Division - Procurement managed by D.M. Leonard, C.P.M., Assistant Procurement Manager - Scope of Work: - Interior General Trades work including: - Selective demolition - Rough and finish carpentry - Drywalling (approx. 95 linear feet of new metal-stud framing with 5/8" Type X drywall, R-11 batt insulation) - Painting (eggshell finish on new and modified walls) - Installation of acoustical ceiling tiles (matching existing 2x4 panels) - Installation of 9 new owner-provided knock down frames, doors, and hardware (locksets, door bumpers, 3 closers, kick plates) - Relocation of electrical and HVAC diffusers as needed - Dust and safety barriers (partitions, plastic barriers, floor protection) - Site supervision, management of specialty subcontractors (open-book policy), and site clean-up - Notable Requirements: - Work to be performed in occupied spaces; careful phasing and safety/dust control required - Compliance with Americans with Disabilities Act (ADA) and Web Content Accessibility Guidelines (WCAG) 2.1 Level AA for all digital/public-facing materials - Adherence to Illinois Prevailing Wage Act - Submission of competitive quotes for specialized trade work - Detailed pricing, resumes of key personnel, and references for similar projects required - No specific OEMs or product manufacturers are named in the solicitation - All work to be completed within approximately 4.5 months

McHenry County is soliciting proposals from qualified General Contractors to provide interior General Trades work at 400 Russel Court, Woodstock, IL. The work includes selective demolition, rough and finish carpentry, drywalling, painting, acoustical ceilings, relocation of electric and diffusers, and door/hardware installations. The project will be managed by the Facilities Management, Procurement Division and will be executed via a Master Services Agreement with individual Task Orders. The project is multiphase, starting on or about August 3, 2026, and must be completed by December 14, 2026.
