The Department of Veterans Affairs is seeking to lease space for a Community-Based Outpatient Clinic (CBOC) Annex in Sussex County, Delaware. - Government Buyer: - Department of Veterans Affairs, Wilmington VA Medical Center, managed by 244-Network Contract Office 4 - Requested Products and Systems: - Panic alarm system: wireless devices in rooms, monitored by local police/security - Motion intrusion detection system: sensors and door contacts covering VA space and IT rooms - Physical Access Control System (PACS): head-end server, networked workstations, card readers, biometric devices, door locks, integrated with other building systems - Video surveillance system: standalone cameras with pan/tilt/zoom, UPS, viewing station, minimum 2-week storage - Nurse call system: visual and audio alerts in lab and patient bathrooms - Digital patient scale: flush-mounted, inground, integrated with VA clinical systems - Flagpole: fixed, ground-set, conical taper seamless tube, meeting ASTM/ASTMM and ASCE/SEI7 standards - Services Requested: - Design and construction of leased space (completed within 90 days from award) - Utilities including dedicated internet for security and low voltage equipment - Window washing prior to occupancy and annually - Unique Requirements: - Security systems must be monitored by local police or security firm - PACS must integrate with video surveillance, intrusion detection, fire protection, HVAC, building management, and elevator controls - Flagpole must meet specific engineering and structural standards - Support for VA Electronic Health Record Modernization (EHRM) infrastructure - Lease Details: - Approximately 7,533 rentable square feet (RSF) or 6,696 ANSI/BOMA Office Area (ABOA) square feet - Lease term extends through May 2026 - Place of Performance: - Sussex County CBOC Annex, Sussex County, DE - Wilmington VA Medical Center (government facility)
