The USDA is seeking to lease specialized office and laboratory space in Hunt Valley, Maryland to support scientific and inspection activities: - Government Buyer: - United States Department of Agriculture (USDA), Animal and Plant Health Inspection Service (APHIS), Marketing and Regulatory Programs, Agricultural Marketing Service - Procurement managed by USDA APHIS Realty, with contracting office in Minneapolis, MN - Space Requirements: - 3,000 to 3,300 ABOA (Agency-Defined Office Area) square feet of office and scientific support space - Includes: - 999 sq. ft. of office space (private offices, workstations, reception, copy/mail room) - 250 sq. ft. of general office storage - 230 sq. ft. of secured storage with security partitioning - 66 sq. ft. server room/data center with specialized environmental and security features - 1,038 sq. ft. of laboratory space with built-in equipment, flammable storage, emergency shower/eyewash, fume hood, and specialized HVAC - Four surface parking spaces for government vehicles, plus employee/visitor parking within walking distance - Lease and Service Details: - Fully serviced lease (includes utilities, janitorial, maintenance, snow removal) - Lessor responsible for tenant improvements (TIs), building shell, and compliance with fire safety, accessibility, seismic, and sustainability standards - Space must not be located in the 1-percent-annual chance floodplain - Rights for telecommunications equipment installation and use - Compliance and Documentation: - Prelease fire protection and life safety form (GSA Form 12000) required, with professional engineering evaluation for spaces on/above 6th floor - Lease includes provisions for rent adjustments, occupancy, and operating costs - No specific OEMs or vendors are named in the solicitation - Notable Requirements: - Laboratory space must include specialized safety and environmental controls - Lease term includes a firm period (up to 5 years) with possible extension up to 20 years, and termination rights after the firm term
