Washington Street, Hagerstown, MD - Installation of a new single ply TPO (thermoplastic polyolefin) membrane roofing system (60 mil, polyester reinforced) - Installation of tapered and flat stock polyisocyanurate insulation to achieve minimum R-30 thermal rating - Installation of new stainless steel and aluminum metal flashings, counterflashings, pitch pockets, and related sheet metal details per SMACNA standards - Replacement of all existing roof drain bowls with new cast iron roof drain bowls and related accessories - Repair or replacement of defective wood decking, installation of pressure treated wood blocking, and steel plates over openings as required - Masonry repointing above roof area walls - Installation of walkway pads at roof access points and around large HVAC equipment - Resetting rooftop equipment and coordination with ongoing nearby construction - Services Required: - Full-time on-site supervision by an experienced superintendent - Licensed subcontractors for mechanical and electrical disconnection/reconnection - Manufacturer's representative inspections at 50% and 100% completion - Independent testing and inspection services - Notable Requirements: - 2-year workmanship warranty and 25-year manufacturer system warranty with periodic inspections (years 2, 5, 10, 15, 20) - Compliance with all safety, regulatory, and technical specifications - Bid, performance, and labor/material bonds required - Submission of subcontractor list within 48 hours of bid; changes require owner approval - Coordination with county project manager and limited staging space - OEMs and Vendors: - No specific OEMs or brands are mandated, but TPO membrane and insulation must meet detailed technical specifications - Quantities: - Roof system replacement (entire building) - Wood deck repair (100 sq. ft. allowance) - Wood blocking (200-500 linear feet allowance) - Masonry repointing (100-200 sq. ft. allowance)
