North: Route 54; East: Highway I-75; South: Selmon Expy to Route 301 to Route 60/Adamo Drive/W Kennedy Blvd; West: Route 589.

Minimum Sq. Ft. (ABOA): 37,000

Additional Requirements:

Offered space must be contiguous and must be located on the first floor. Ceiling height in the warehouse portion of the space must be 30-40 feet. Offered building must have at least one covered loading dock. Offered building must be able to accommodate semi-trailer/truck parking. Semi-Trailer/truck staging should include parking large enough for two semis. Truck turning radius at a minimum of 40 feet sized for straight line traffic for all loading docks. One-way design for service traffic is preferred to avoid the need for large turning areas. Delivery route should be unobstructed route, having no steps or abrupt changes in level. The loading dock must be covered with commercial overhead doors to accommodate a forklift. Parking area for 3 Government-Owned Vehicles must be adjacent to the warehouse. Must be fenced property – or have ability to be fenced. The warehouse shall be temperature controlled – or have ability to be temperature controlled. Server room will be 24/7 operation. VA IT room, climate controls must be able to maintain temperatures 64-75 degrees F with relative humidity between 30%-55%. Full-service Generator Back-up either existing or ability to be added. Security requirements: An intrusion detection alarm system which detects entry into the room, and which broadcasts a local alarm of sufficient volume to induce an illegal to abandon a burglary attempt.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Expression of Interest Submission Instructions/Requirements:

Please provide the following basic information and descriptions pertaining to the building you propose for consideration.

All submissions should include the following information:

1. Name of Owner;

2. Property authorization letter from the owner;

3. Address or locational description of the building;

4. Age of building;

5. Total existing gross square feet; and gross square feet per floor;

6. Site plan depicting the building and parking;

7. Floor plan and gross square footage of the proposed space;

8. Identification of on-site parking;

9. A map demonstrating the building is within the delineated area;

10. Building owners must provide evidence of ownership.  Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development.
