The Texas Facilities Commission is seeking proposals for the lease and build-out of a new Department of Public Safety Driver License Office in Hays or Caldwell County, Texas. - Government Buyer: - Texas Facilities Commission (TFC), on behalf of the Department of Public Safety – Drivers License (DPS-DL) - Scope of Lease: - 20,095 square feet of usable office space - 195 square feet of outdoor employee lounge area - Location must be within the I-35 and SH 130 corridor, north of SH 80 and south of SH 45, with some flexibility for sites within ten miles of a designated state highway - Lease Terms: - Proposals must include pricing for both five-year and ten-year lease terms - State of Texas standard lease contract (non-negotiable) - Notable Requirements: - ADA/TAS compliance and contiguous single-floor layout - Robust parking, including secured and fenced employee parking with access control - Dedicated vehicle testing areas for commercial (CDL) and passenger vehicles, with canopies - Telecommunications infrastructure, security systems, and specific room/furnishing schedules - Lessor responsible for all construction, maintenance, and compliance with state/local codes - OEMs and Key Products (for construction and furnishing): - Elkay (EZSTLG8WSSK water fountains) - Scotsman (HID312A-1 ice machine) - Chatsworth Products Inc. The Texas Facilities Commission (TFC) is soliciting proposals for leasing 20,095 square feet of usable office space and 195 square feet of outdoor employee lounge area in Hays or Caldwell County, Texas. The leased space will serve the Department of Public Safety - Drivers License (DPS-DL) and must comply with specifications outlined in the RFP, including location within specified corridors and adherence to state lease contract terms.
