The Newfoundland & Labrador Housing Corporation (NLHC) is seeking a contractor to perform comprehensive vacancy refurbishment services at two residential properties in Placentia, Newfoundland and Labrador. - Government Buyer: - Newfoundland & Labrador Housing Corporation (NLHC) - Scope of Work: - Refurbishment of vacant properties at 18 Roosevelt Avenue and 8 Bond Street - Contractor to supply all materials and labor - Work includes: - Lock changes (front and rear doors) - Interior wall and ceiling repairs, priming, and painting - Concrete flooring repair and painting - Replacement of smoke detectors, electrical outlets, and switches - Plumbing upgrades (replace exposed copper piping with PEX, install hot water tank tray) - Kitchen cabinet refinishing, hardware repair/replacement, and appliance cleaning - Installation of burner liners, refrigerator bulbs, range hood filters, and bulbs - Bathroom cleaning, caulking, and fixture maintenance - General cleaning, hardware tightening, window and door adjustments, vent cleaning, and exterior grounds maintenance (including lawn and sod) - Installation of approximately 1,200 ft² of new vinyl plank flooring - Installation of new wood baseboards, rubber stair treads/risers, tub surround unit, GFCI outlets, cabinet shelving, door trim, weather stripping, light fixture shades, window sealed units, toilet paper holders, and stove coil elements - Provisional items: removal and replacement of rotted framing (38 x 89 and 38 x 140), wall sheathing, insulation, and drywall - OEMs and Vendors: - No specific OEMs or product brands are specified; contractor may select materials that meet NLHC specifications and building codes - Unique/Notable Requirements: - All work must comply with building codes and safety regulations - Contractor responsible for all materials and workmanship - Completion required within twelve weeks after award - Provisional items may be required based on site conditions - Submission: - Bids must be submitted electronically via MERX - Harmonized Sales Tax (HST) must be excluded from quoted prices
