The Texas Parks and Wildlife Department (TPWD) is seeking a Construction Manager-at-Risk (CMR) to oversee both pre-construction and construction services for the Centennial Park Development – Phase 2 at Post Oak Ridge State Park in Lampasas County, Texas. - Government Buyer: - Texas Parks and Wildlife Department (TPWD), Infrastructure Division - Project Scope: - Pre-construction services: collaboration on design documents, value engineering, constructability reviews, cost estimating, permitting coordination, early procurement planning, and subcontractor engagement - Construction services: management and completion of park facilities including park headquarters, staff residences, maintenance yard, day use and overnight facilities (trails, pavilions, amphitheater, nature center, playground, wildlife viewing areas, restrooms, parking, camping areas, mini-cabins, shelters), site utilities (public water system, wastewater treatment, electrical and telecom infrastructure, radio tower), sustainable systems, site demolition, and renovation or relocation of existing and historic structures - Includes park entry and monument signage, access gates, fencing, paved and gravel roadways, and directional signage - Estimated construction cost: $30 million - Notable Requirements: - CMR will work closely with TPWD and the Architect/Engineer of Record throughout the project - Guaranteed Maximum Price (GMP) to be established - One-step RFP process with mandatory electronic submission via TPWD's Vendor Gateway - Pre-proposal conference to be held virtually - No specific OEMs or vendors are named in the solicitation - Place of Performance: - Post Oak Ridge State Park, 4136 County Road 105, Lampasas, TX 76550

Texas Parks and Wildlife (TPWD) is requesting proposals for a Construction Manager-at-Risk (CMR) to provide pre-construction and construction services for Project No. 1112552, Centennial Park Development – Phase 2 at Post Oak Ridge State Park, located in Lampasas and Burnet County, Texas. The project includes development of park facilities such as entry signage, roadways, operational and day use facilities, overnight camping areas, site utilities, and sustainable systems. The selected CMR will collaborate with TPWD and the Architect/Engineer to manage construction documents, value engineering, and construction phases. Proposals must be submitted electronically through TPWD's Vendor Gateway system by June 30, 2026.
