The Town of Apex, North Carolina, is seeking bids for the renovation of its Human Resources Office at Apex Town Hall. - Project Scope: - Interior renovations covering approximately 4,900 square feet on the first and second floors of Apex Town Hall - Selective demolition, new interior framing, installation of suspended ceilings, new doors and interior windows - Modifications to existing mechanical systems, including a preferred brand alternate for a Direct Digital Control (DDC) System for HVAC (Siemens specified) - Reuse and rework of existing electrical systems, installation of new plumbing fixtures, finishes, and casework - Exterior storefront modifications, including removal, protection, and reinstallation - Construction of a new AV Room - OEMs and Vendors: - Siemens (preferred brand for HVAC DDC system) - Edwards (EST 3 fire alarm devices to be salvaged and reused) - Products and Quantities: - Door hardware (preferred brand alternate) - Direct Digital Control (DDC) System for HVAC (Siemens) - Plumbing fixtures - Light fixtures (main lobby) - Markerboards - Appliances - Services Requested: - Interior renovation construction services (demolition, framing, ceilings, doors, windows, mechanical/electrical/plumbing modifications, finishes, casework) - Temporary facilities and controls (partitions, dust/odor control, fencing, site protection) - Salvage and reuse of existing Edwards EST 3 fire alarm devices - Installation of raceways and conduits for telecommunications, AV, and security systems (owner provides cabling and devices) - Duct cleaning at project closeout - Unique/Notable Requirements: - Building will remain occupied during construction; requires temporary partitions and dust control - Salvage and reuse of existing fire alarm devices and storefront - Allowances for appliances, markerboards, light fixtures, and unforeseen conditions - Compliance with Town noise ordinance, limited contractor parking, and specific site protection measures - Mandatory pre-bid meeting and MBE participation goals - Single-prime, lump sum contract with performance and payment bonds required - Liquidated damages for late completion - Place of Performance: - Apex Town Hall, Apex, NC - Town of Apex Public Works Building B, 105 B Upchurch Street, Apex, NC (contracting office)

Description

The Town of Apex is soliciting sealed proposals for the construction of renovations to the Human Resources Office at the Apex Town Hall. The work includes interior renovations on the first and second floors, selective demolition, new framing, suspended ceilings, doors, interior windows, mechanical system modifications, electrical system reuse and rework, new plumbing fixtures, finishes, and casework. The building will remain occupied during construction. A mandatory pre-bid meeting for general contractors will be held on April 15, 2026, and bids are due by May 6, 2026.
