The City of Falls Church and Falls Church City Public Schools are seeking a qualified firm to provide comprehensive Facilities Condition Assessment Services for a portfolio of city and school buildings totaling over 729,000 square feet. - Government Buyer: - City of Falls Church (including Falls Church City Public Schools and City Government, Public Works and Facilities) - Scope of Services: - Comprehensive visual and non-destructive inspections of all major building systems (architectural, mechanical, electrical, plumbing, fire/life safety, ADA accessibility, hazardous materials, site, exterior, interior, specialty, kitchens, security, roof) - Assessment of code compliance, maintenance needs, and capital improvement planning - Detailed reporting with prioritization of deficiencies and cost estimates for corrective actions - Development of a 10-year capital investment plan (2027-2037) for both city and school properties - ADA compliance evaluations and transition plans - Recommendations for maintenance, asset management, and accessibility improvements - Notable Requirements: - Assessment must adhere to ASTM E2018 standards - Firms must have at least 8 years of experience in facility condition assessments for educational or public-sector organizations - Contractor must be independent from future repair or improvement work identified in the assessment - Encouragement of participation from small, women-owned, minority-owned, and veteran-owned businesses - OEMs and Vendors: - No specific OEMs or product manufacturers are named in the solicitation - Pre-proposal meeting attendance includes: AXIAS Inc, Brailsford & Dunlavey, TCEVA, ALPHA Corp, Windward EC, KCCT, Moseley Designs, SGH Corp, Marx Okubo Associates, FAEC Govt Solutions, ISES Corp, MOTIVF, FEA, Forensic Analysis & Engineering - Facilities to be Assessed (examples): - Jessie Thackery Preschool, Mount Daniel Elementary, Oak Street Elementary, Mary Ellen Henderson Middle School, Meridian High School, City Hall, Mary Riley Styles Public Library, Kenneth R.
