The University of Minnesota Facilities Management is seeking proposals for comprehensive boiler maintenance services across all buildings on the Twin Cities campus. - Scope of Work: - Inspection, testing, and maintenance/servicing of all existing boiler systems and components (steam and hot water) - Water treatment services, including chemistry testing and management of water feed chemicals (chemicals provided by Facilities Management) - 24/7 emergency service response required - Annual and monthly service cycles, including natural gas boiler tune-ups and annual efficiency testing - Electronic reporting of water chemistry results via the university's online system - Eddy current testing of fire tubes - OEMs and Equipment: - Major OEMs: Hydro Therm, Cleaver-Brooks, Viessmann (VITODENS), Rheem, Weil-McLain, Burnham, Kewaunee, Power Master, DriSteem, Fulton, Slant Fin, Aerco, Peerless, Advanced Thermal, Bryant H&C, Bryan Boiler - Water treatment vendors: Phigenics, Chemtreat - Equipment includes a wide range of hot water and steam boilers, humidifiers, and related components (see product line items for details) - Requirements: - Adherence to prevailing wage rates and compliance with Minnesota Administrative Rules and Boiler Attendance Policy - Firm pricing for the first three years; optional years 4 and 5 subject to a capped percentage increase - No partial bids allowed; all proposals must be submitted electronically - Vendors must provide a staffing plan, references, and a completed price list - Locations: - Services cover numerous university and research facilities in Minneapolis and St. Paul, including St. Anthony Falls Lab, Eastcliff, University Stores, Food Operations Building, and more - Unique/Notable Requirements: - All labor rates must include prevailing wage and all associated costs - Ability to respond to emergencies at any time - Detailed electronic reporting and compliance with university systems
